Recently updated & completely furnished apartment on the third floor of a Claude Bragdon-designed 1906 mansion. Spacious living room, fireplace and hardwood floors. Roomy bedroom, full bath, generous closet space fully equipped kitchen. Exceptionally clean and disinfected per CDC/DOH COVID-19 guidelines. Reserved off-street parking. One block to walk to Park Ave stores/shops/restaurants, most with curbside pickup options! !

Formerly a single family mansion design by architect Claude Bragdon and built in 1906 for the Edward G. Miner family, of Pfaudler & UofR Medical Center Library fame. This stately home is now divided into eight unique apartments and located in a safe, historic neighborhood. The mansion is set back from East Ave with a large side yard and common covered/furnished porch. The neighbors are great... very friendly and quiet. We typically book monthly guests (and longer) with occasional shorter itineraries that become available between our monthly guests. This apartment is on the third floor with lofty 8-1/2 floor-to-ceiling heights. French windows throughout the living room and bedroom provide wonderful light. Drop-leaf dining-table in the living room seats 2-4 comfortably. Kitchen is bright with large skylight, updated cabinets and new dishwasher. Furnishings include all plates, cookware, utensils and small appliances. Large bedroom with Queen Bed, matching furniture & comfy Pottery Barn chair. New ceiling fans in both Living Room and Bedroom. Wonderful treed view of side yard & East Ave from this apartment. VERY quiet building. Sorry, no pets permitted at this time. The original/beautiful fireplace is to be used with one Duraflame log or equivalent, one at a time, please.

Rent includes wonderful, even heat that is self controlled and plenty of hot water. Shared whole-house mesh WiFi and Standard Digitial CATV with 100+ channels included with a Smart HDTV. On site coin-op washer and dryer. There's one reserved off-street parking spot for each of our apartments. If additional parking is needed, there is parking on the street that alternates daily. A garage bay is sometimes available, just ask if interested. Wonderful common area porch with awning and new furnishings overlooks landscaped double lot. Enjoy!

Towels, bed linens, blankets, pillows & comforters are provided as needed. Window AC units will be installed in the bedroom and living room for the summer months. We also include fast (>100mbs) shared mesh Wi-Fi with Spectrum for you. Current internet speeds have been fast (>100mb/s) and guests have not needed higher speeds or dedicated WiFi since there's a mesh satellite router on each floor. Also, a coin-op front load clothes washer ($2) and dryer ($1.50) is available in the lower level/basement for your convenience.
Note: This is a non-smoking property and pets are not permitted at this time. For inquiries from guests with service or emotional support animals, "given their role in providing assistance, animals should not be left alone at a listing." (per Airbnb Policy)

Located in one of Rochester's most scenic and vibrant neighborhoods, the East Avenue Historical District is near The George Eastman House (Kodak founder) surrounded by other mansions with convenience shops, grocery stores, landmarks, cafes, restaurants, parks within walking distance. If you like going out, you are directly near the heart of Rochester's nightlife with wonderful dining.

We're both professionals, Ed's a recently retired teacher and Tom's a Realtor. As owners of a furnished 8-apartment historic property here in Rochester, we truly enjoy getting away to travel a few times/year and appreciate quality, clean accommodations in safe, easy to walk/ride locations where we can explore parks, good restaurants, and local culture.

We are now owner-occupants having recently moved on the property to live in one of our apartments. We love it! So we're often available in person as well as by text, phone and email to answer questions, help with special requests, and would welcome greeting you upon your arrival (currently at a distance and in masks). As a courtesy to our guests, we are happy to help you move in and even pick up/drop off at airport or train station if needed and if we are available.
