Cosy accommodation in historic stables, full of character with exposed beams & wood-burning stove. The wooden bath is amazing and you’ll love hamper of goodies. This is a special place for that perfect break away. And now your pet can enjoy it too!

The Bothy is a cosy hideaway, full of character with exposed beams and lime-washed walls. You can sit in the comfy leather sofa in front of the wood-burning stove in winter or relax in the basket swing in your gorgeous private garden in summer. The historic 18th century stables were restored 10 years ago using eco-friendly natural materials and traditional methods. You will love the brick floor pavers heated from below, the unusual wooden soaking tub with enough space for two, the peaceful double bedroom with its organic wool mattress and the little 'box bed' ideal for just one in the living room. A lot of attention to detail and everything thought of!

Guests are welcomed with a hamper of local Lincolnshire and organic goodies including Lincolnshire plum bread, locally-made wine, vegetables straight from the garden in summer (or from local shops in out of season), freshly baked bread, plus other local produce … including, of course, Lincolnshire sausages!

Not only will you love the accommodation and all the extra treats, but you will love Lincolnshire too! There are many local attractions, restaurants and of course the great outdoors! From cycling, walking and golfing there’s plenty for everyone.

You can relax and enjoy a luxury escape in this award-winning accommodation, but you can also pick up a new country cooking or craft skills. From baking bread to chocolate making, we offer a good selection of day courses (bookable in advance)

There is also a new little exhibition next door. Our house was a Land Army hostel in the second World War and I have been researching this and other Home front activities including what it was like to cook, live and garden during those years.

The Bothy is part of our restored stables and this part of it may have been used at one time as a place to eat by the stable boys and shepherds who worked on the land owned by the wealthy farmer and his family living in the Manor House.

The Bothy is all on one level and is suitable for those with limited mobility – there are also grab bars in the bathroom and a walk in shower. It also has its own small private garden exclusively for use by Bothy guests and accessible directly from the little kitchen. You will find a wooden table and chairs on a brick patio with reclining chairs, a basket swing and a BBQ set on the small grassy area. This sun-trapped garden really is a lovely 'room' to relax in.
Other things you can do on-site include learning a new country cooking or craft skills and visiting the small WW2 homefront exhibition

The Manor House Stables is situated at the edge of village of Martin heading down towards the next village, Timberland. We have a shop, post office, primary school, village hall, and pub - so we've lost none of the amenities that many villages have. The pub is good for food and it's great as you can walk there in about 7 minutes! Martin's quite a quiet place and if you're used to living in a city you will notice some wonderful differences here including the peace, abundant wildlife and dark starry skies. You'll also notice you don't need to lock your house or cars all the time and most people speak to you as you meet them on the street! You can happily walk to Timberland or set out in several directions by foot to get a feel of the area, watch barn owls or stars, or enjoy the peace. If you drive 4 miles down the road towards Woodhall Spa you’ll get to the Water Rail Way – a mainly traffic-free route from Lincoln to Boston. If you’ve got your bicycles it’s a great way to go, if you’ve got walking boots you may make it as far as Bardney, but that’s great too. And there’s some very special artwork along the way!

I hope you like our accommodation. My aim is to make both of our accommodations - the Hayloft and the Bothy - to be 'homes from home' for you. So many wonderful comments in the reviews people leave say that they love the attention to detail in the rooms and that is what I enjoy doing - I think I should have been an interior designer! Well, actually I was a Biologist for most of my life, did Biology at Uni and was a self employed Environmental consultant for 20 years. But we had an old redundant stable block that needed a lot of love and attention, so I spent what seems like forever researching the correct way of restoring an old building and ended up with a unique combination of old methods and new breathable materials. When searching for the right way to do the interiors I added all sorts of special things like wooden and copper baths, invested in things like organic Welsh wool mattresses, and searched until I found cabinets, wardrobes, chests of drawers etc which were actually made in Britain - really good strong wood furniture which will last a lifetime. And then I added the personal touches... but you'll have to discover those when you come and stay! I have stayed in self-catering accommodation all my travelling life and I know that having a lovely clean comfortable cottage is very important, but so also is good communication with the people who are there to look after you. So my aim is to provide a lovely place to for you to stay, give you plenty of ideas of what to do while you're here and let you know where I am if you need any help at all. Then I let you get on with your holiday! I hope you’ll enjoy it!

We’re here to help you! We live in the Manor House next door and are here most of the time (we don’t get away much!). We’re here when you arrive to greet you and show you around the accommodation. And we’re here for most of your stay if you need anything at all. You’ll have our contact details (you can phone or text us or, of course, come and knock at our door) so you can get in touch with us any time of day (and night too if you need to!)
