For those of you wondering, we can definitely facilitate getting you set up with guides. Just need to contact us first to check availability. We are not an outfitter, but have lots of guides we can set you up with and make arrangements, just let us know. Don't be afraid to bring your electric vehicle, as we have a full 220v plug for electric vehicles if needed.

We’re happy to welcome you to our favorite place to spend our vacation time in the world! It sits right on the bluff above the white river, and while you can’t walk out the back door and just drop a line (it’s on a bluff, which makes the view amazing but means you can’t wet a line from the house,) realistically, most houses on the river don’t really allow you to get real fishing in anyway. You really need to go to the access points, with or without a boat to actually catch fish. The house sits on 3.25 acres of wooded land that not only sits right on the bluff overlooking the river, but is constantly visited with eagles and deer, and is super close to both free river access (less than 2 miles) and Bull Shoals lake access (about 7 miles,) as well as Bull Shoals - White River State Park. We actually like to spend a few days on the river and then get a pontoon for the lake for a couple of days as well, when we have the entire family down, which ends up being about 12-14 people. Though it is close to everything, it is incredibly private, quiet and peaceful.

The living room area has a large flat screen HDTV with Dish network, DVD player and DVDs, with movie theater seating, along with a gas fireplace. The DVDs are in the right drawer of the TV stand in the living room. Remotes should be on the TV table, along with the remote for the living room fan.

The dining room has a table to seat 8, with 3 additional seats at the counter in the kitchen. There is also a breakfast nook off the kitchen that has another table with seating for 4 additional people. Aside from meals, we like to use the dining room table as a space for board games and puzzles, which are stored for your use in the entry table cabinet.

Just through an office space area (if you just HAVE to get some work done while you are there) is the large master bedroom with a king bed, seating area, and large armoire with plenty of drawers for your clothes and it’s own separate TV with Dish access. The master bathroom has a relaxing jetted tub and shower, dual vanity, and massive walk-in closet.

The remaining 2 bedrooms on the main floor have a California King bed in one and a queen bed in the other, with plenty of storage as well, with a shared full bathroom in the hallway between them, which has all the essentials, including a hair dryer, which all other bathrooms have as well.

The finished basement has a large game room with a ping pong table, view of the river, and a pull out couch for more sleeping space. There is a TV in the basement as well, with a PS2, PS3, and lots of games for both, as well as DVD/Blue ray viewing. There is also another bedroom just off the game room in the basement, which has a full bed in it, with it’s own full bathroom as well.

The HVAC system is separately zoned for the main level and the basement, so you don’t have to worry about being hot in one area to not be cold in the other.

Additionally, if you need more sleeping area, there is another bedroom upstairs from the kitchen with two full beds and a queen bed and its own separate HVAC system entirely. We try to keep it closed off from the rest of the house unless necessary, but it heats and cools quickly and easily with a completely new and separate HVAC system for that area.

The kitchen has every appliance you could need, including a deep fryer, coffee pot, waffle iron, ice tea maker, toaster oven and plenty of other pots and pans, a griddle, as well as every dish and plate/utensil you can imagine/need, including dishes and utensils for children. There is a pack and play available with sheets as well as children's toys/books (please sanitize them before use - there are wipes in the laundry room cabinets, or in the closet with the toys/books) that are in the master bedroom closet. Each bathroom should be well stocked, but there is a Walmart in Flippin, just a short drive away if you need more essentials. There are blow dryers, shampoo and body wash in every shower as well, though, obviously, you are free to bring your own if you would like.

The hall closet has some extra linens, and there are linens specifically for each bed in the closets of each room if you need to change sheets for some reason during your stay.

If you book an extended stay and would like to have someone come and do cleaning while you are there, let us know and we can contact our cleaning staff to have them come clean during your stay as well, as frequently as you'd like, but they charge $150/cleaning, as it is a large home and takes quite a bit of time to complete. If you choose to utilize this option for a longer stay, please be kind and tip them, they work very hard.

The expansive deck on the back of the house can be accessed from the kitchen, the living room, or through the 3 car garage, where super comfortable outdoor chairs are stored to use on the deck and just enjoy the view of the river and watch for wildlife like bald eagles, great blue herons, and often deer that will come right up to the house. We just ask that you put the chairs back in the garage before you leave.

There is plenty of space for kids to run and play safely in the house, and a small yard out front as well.

There is plenty of parking space in the 3 car garage, driveway, and circle drive.

Also, if you happen to drive an electric car, there is an outlet in the garage specifically set up to charge an electric vehicle. Please contact me for more details if you are interested in this option, as there is a small extra fee for this.

The drive is gravel, and is graded regularly, but if you notice that there are any ruts from heavy rains, please let us know, as we have it re-graded regularly, but only know that it needs to be done if we are notified or we have been there recently. This shouldn't be a problem, as we use the home ourselves pretty frequently. It is also a circle drive, though if you choose to use it as such, know that the drive is much steeper on the side that you don't enter from.

There is a gravel area off the drive that can be used for a fire pit, and there are Adirondack chairs in the garage that can be carried down for that purpose. You will need to supply your own wood for this, which is easy to buy locally. Please make sure you put out any campfires thoroughly and douse with water before leaving it. Also, please make sure the chairs get stacked back in the garage on check out if you do utilize them, much the same as the back deck furniture.

We’re just a short drive to Flippin, which has a Wal-Mart super center and a few restaurants, or Historical Cotter, Arkansas, The Trout Capital U.S.A. Just a bit farther up the road is Gassville with multiple restaurants and convenience stores. Mountain Home is just a bit further still, though still close and has everything you could need, including sports bars, restaurants, brew pubs, shopping and movie theaters. From Mountain Home, it’s a quick drive to Norfork dam, which houses the trout hatchery for the area and has Dry Run Creek beside it, where you can take kids under 16 or anyone with a disability to fish (catch and release only) or feed the fish at the hatchery.

In the other direction (about 5 miles) is Bull Shoals, which sits on the lake and has 2 large marinas. It has 2 state parks with canoe/kayak/boat rentals, mountain biking, hiking and fishing. There’s also Bull Shoals caverns, if that is more your speed. It has a couple of great bakeries and cafes, along with a good pizza place and some more upscale restaurants like the 178 Club (hint: try out the bowling side of the business where you can bowl and still get their great food.) Canoeing or kayaking on the White River or Buffalo River are both stunning.

You’re only 90 minutes or so from Branson, Eureka Springs, Silver Dollar City, and Mystic Caverns & Blanchard Springs Caverns are just a short drive away.

There are multiple grills at the house, with two charcoal grills in the garage (please take onto the driveway to use, not on the back deck), both a larger and smaller one, as well as a small gas grill on the back deck, and a built in large gas grill there as well. The built in grill is a bit older, though works well and the inner parts are all brand new just replaced summer 2020. Please, again, do not use the charcoal grills on the back deck, as it is a fire hazard. I have pictures of the grills in the listing pictures, if you are curious. All cooking essentials are present, from pots and pans to a fair amount of seasonings and condiments, though this can sometimes change based on when we were last there and what was used/left by prior guests. We understand in these uncertain times if you choose not to use any of the condiments, however.

I have tried to post good pictures of the view from both times with and without foliage, but the view is amazing at all times.

You will have access to the entire house, minus a small area that contains our private things, and is basically just a large closet. While we want you to enjoy the entire house, please put things back in the location they came from if you move anything significant around while you are there.

Important house information below, but if you wonder, looking through pictures, why there are as many pictures of myself and my family there, it's because this is legitimately our vacation home, that we absolutely love spending time at, and I like to share those smiles and that joy with people looking at our place. Every trip we take, if you watch those pictures, you'll see my son grow up. He's caught at least a 5# rainbow every time we've come down so far at dry run creek (and largely thanks to Captain Steve Dally - He is insistent on calling him Captain Steve. Kids are great, aren't they?) There's nothing really like watching your child do that. For those of you without children, I remember those times, and this house is perfect for just enjoying the company of friends and family without children with you. We just try to keep thing laid out well and make sure everyone knows how many things there are to do, with and without fishing and or children.

There is an outdoor kitchen, and while the sink works, it is turned off in the winter to keep pipes from freezing, and the grill needs to be updated (see above section on the grills, as well as the pictures.) There are a couple of charcoal grills in the garage (please use on the driveway and not on the deck) and a small gas grill on the back deck by the built in, however, and I hope to have the built in grill fixed soon, with all three burners brand new so it heats the way it was originally intended (we still cook with it and it works fine, you just have to be careful how high you turn up the outer burners.) It works currently, but doesn't heat very evenly.

While we don't allow smoking in the house or the garage, the back deck is fine for smoking, and I've been known to enjoy an occasional cigar on the back deck myself. There is an ashtray back there, and as noted above, the chairs can be brought out from the garage directly onto the deck. We just ask that you put them back in the garage before you check out.

The HVAC system is zoned for the basement and main floor, and both thermostats work well completely zoned now. I have it set to overcool to remove humidity as well, but if that isn’t your thing we can adjust it. It is a heat pump system, and while there is a setting for 'auto,' please use it on either heat or cool, as the auto feature tends to overshoot and then turn the opposite side of the HVAC on to counter it.


While you are welcome to park in the garage, there are not openers, so you will have to enter the house to hit the garage door opener buttons that are hardwired within the garage.

There is a plug in for electric cars in the garage, though you will need to let me know if you plan to use this, as there is a $10/night charge for using this and I will have to get you a code to unlock the outlet. It is a NEMA 14-50 outlet (4 prong) so you will need a charger that will plug into that. It is one of many plugs for electric cars, so if you plan to use, make sure you have adapters. If you are uncertain what plug type you have, feel free to contact me and I can send you a picture of what the plug looks like.

The third floor bedroom is fully finished and has 3 beds in it, along with another TV as well, though most use it for sleeping only. There are 2 full beds and a queen bed up there. That area has it's own HVAC system that is separate from the rest of the house, so it is comfortable up there, but you likely will have to turn it on when you get there (top button on the thermostat.) There is an alarm on the house, but it will be turned off during your stay, so you do not need to worry about that, if you see the keypad in the hallway by the mudroom and wonder.

The steps to the basement as well as the upstairs bedroom are fairly steep, so keep that in mind as well, when deciding where to put everyone that is staying.

The neighborhood is exceptionally quiet and peaceful, without any significantly close neighbors to worry about.
