This agreement is to rent An Rua (“Property”) is between Lahinch Property Management (“Owner”) and the individual booking the Property (“Guest”) for the Rental Period.

Minimum Age

The minimum age to rent the Property is 21 years of age unless specific approval is provided in writing. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises.

Reservation Agreement

Guest acknowledges, understands, and agrees that the moment Guest provides a credit card and reservation information; they have accepted the Terms and Conditions for renting and are obligated by those Terms and Conditions. The Property is reserved exclusively for the Guests named on the booking reservation, and no other person.

Maximum Number of Guests

The standard rental rate for the Property is based on a specific number of Guests, specific to the respective configuration of the Property that the Guest has booked. For an additional fee and with pre-approval from Owner, additional Guests may occupy the Property up to the maximum number sleeping accommodations permit. Each child counts as one guest. Violation of this policy will result in additional fees and possible eviction forfeiture of amounts paid unless otherwise approved by your Local Contact or Owner.

Check in time is after 4 p.m. local time. Earlier arrivals must be authorized by Owner and is dependent upon the cleaning schedule. Early check in may be permitted by prior arrangement if the Property is ready for occupancy earlier.

Check out time is 10 a.m. Late check out is by prior arrangement only, and may occur only when there is no Guest checking in on the same day. Dishes, pots, pans, silverware and utensils must be washed, dried and put away; Beds may be left unmade and sheets and pillowcases left on. Towels may be left in the bathrooms. Property should be left neat and in order (same condition it was when Guests arrived); windows and doors must be left closed and locked with all lights and electrical appliciances turned OFF (the frigde is to be left ON); all trash, litter and cigarette buts put in garbage cans provided tied securely in trash bags; property should be left secured and house keys left in the lock box(es) provided. Missing keys will result in a charge of €100.

When you arrive the property will be set up with linens, kitchen towels, hand towels, and bath towels. Henna tattoos and use of spray tanners/self-tanning sprays are STRICTLY PROHIBITED as they leave stains on the linens, sheets, walls and floors! Missing or damaged linens may result in charges against the Security Deposit. Dish and hand soap, paper towels, toilet paper, hand soap and bath soap are provided. All rubbish should be bagged in a suitable bin bags and placed in the bins designated for the property. All recycling should be separated, washed and placed in the appropriate bins. Bins are collected weekly or bi-weekly.

Ireland is a beautiful country and can be inexpensive, but electricity is among the most expensive in the world. Please conserve energy by turning off heating and lights when not in the room. Use the storage heaters, when available. Please ask for assistance if you need extra instruction for the storage heaters. When used correctly, they are very cost efficient. Excess usage is rare, unless heating is used excessively. Guest agrees to pay for power usage over €105/week or €15/day. Budgeted amount above includes normal heater usage, and electrical requirements when the property is at full occupancy.

Electrical meters are read prior to checkin and after checkout. Excess power charges, if any, are deducted from the Security Deposit. This is typically only an issue during Winter rentals but Guest is advised of the potential.

Lost or broken TV remotes will be charged at $50 each.

No smoking is permitted inside the home. Smoking outdoors may be done at least 3 metres from any door or window. Butts are to be disposed of properly and not left around the property. Ashtrays must be used at all times. Violation of smoking policy may result in forfeiture of Security Deposit.

Illegal substances are strictly prohibited and grounds for immediate eviction, with no return of any monies paid.

Rowdy Behavior

The Property is monitored for rowdy or noisy behavior and all violators will be evicted, all rental payments will be forfeited. Occupancy in use of premises shall not disturb or offend neighbors. The use of fireworks on the Property is strictly prohibited.

Animals are NOT permitted on the premises unless previously agreed with the owner and the pet fee of €15/pet per night is paid in advance. Any dog waste must be picked up and disposed of. Violation of this animal policy in anyway way will result in the forfeiture of Security Deposit.

Irish Climate

Guest understands that as Ireland has a very mild, but DAMP climate - there may be times in the year when some insects are more prominant in and around the houses. Guest understands that the Owner makes a best effort to hold to an absolute minimum any Guest interaction with these pests. Contact with a pest inside or outside of Property is not a valid reason for termination of this Agreement nor is it a reason for a refund. Any issues a Guest has with the Property regarding pests or other issues must be reported immediately to Local Contact via the contact information provided at check in.

Force Majeure (Acts of God/Construction Noise)

Owner shall not be liable for events beyond their control which may interfere with Guests occupancy, including loss or delay occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions, construction or other noise from nearby sites, or any other event beyond Owner’s control. NO REBATE OR REFUND will be offered in any of these circumstances.

Failure of Public Facilities

Owner is not liable for failure of any public services including but not limited to water, electricity, gas or ferry. Nor is Owner liable for the consequences of any actions or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the Property by any persons or authorities over which Owner has no control.


An booking deposit of 25% is required to secure the booking and all balances must be paid in full 30 days prior to check in. Upon 
receipt of this booking deposit payment the rental will be confirmed. Check in is not available unless all balances have been paid. A €300 security deposit must be remitted on the date of check in and this deposit will be returned within 7 working days after check-out and inspection of the property, provided no deductions are made due to a) damage to property or furnishings; b) dirt or other mess requiring excessive cleaning, or c) any other costs incurred as a result of your stay. To ensure that the proper party is held responsible, please notify your Local Contact of any damages found at check-­in. Any damages must be reported prior to check­out.

Local Contact

Once your booking has been paid in full, you will receive contact information and details for your check in. Lahinch Property Management can help coordinate your arrival and check­-in, any pre-provisioning or maintenance needs, etc. Check­in and check­out times should be confirmed with Lahinch Property Management and communicated at least 7 days prior to your arrival. Please also provide your expected arrival time, including any delays.


A thirty one (31) day notice is required for cancellation. Cancellations that are more than thirty (30) days prior to arrival date will result in a refund of monies collected less the 25% booking deposit. Cancellations or changes that result in a shortened stay, that are made within thirty (30) days, forfeit the advance payment with no refund of monies paid. Early departure does not warrant any refund of monies paid.

Limitation of Liability

Guest is advised to supervise children closely. It is expressly understood and agreed that Owner shall not be liable for any damages or any injury to any Guests or Guest’s invitees or their respective property from whatever cause arising from occupancy of said premises by Guest during the Rental Period.

Indemnification and Hold Harmless

Owner is not liable to Guest or Guest’s invitees or any other person(s) for any injury, loss or damage to any person(s) or property on or about the premises. Guest shall be solely responsible for any property damage, accident or injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guest’s use of the premises. Guest hereby agrees to hold harmless Owner, its employees, officers, and to indemnify same against any and all claims that arise pertaining to any event during the Rental Period as a consequence of any acts or omissions of Owner its employees, officers, and vendors. Guest assumes the risk of injury or other losses relating to any activities and will hold Owner harmless with respect thereto.


Guests are strongly advised to lock all doors, windows and gates. As with travel anywhere, it is wise to exercise caution.


Guest agrees to report promptly to Owner any serious mechanical, electrical, plumbing or other problems with the Property. Guest agrees to report any repairs of a non-emergency prior checkout. In the event Owner needs to enter the premises, Owner will make every effort to schedule a time convenient to Guest. In an emergency, Owner may enter the Property at any time without securing prior permission.

Right of Entry Guests agree that Owner reserves the right to enter the Property at anytime if reasonable belief exists that security is compromised or house rules are being broken. If violation of occupancy terms are suspected or house rules are being broken, Owner will make reasonable attempts to inform Guests of any intended visit but Guest’s consent is not required. Owner makes a best effort to not disturb Guests, but at times it may be necessary to enter the Property. Guest is advised that persons such as cleaners or maintenance staff may enter the Property.

Internet Service

Telephone and internet access is not available in all properties - please enquire before booking. When internet is provided in the house, it may or may not be at the extra cos to the guest. Please confirm at the time of booking. Although Ireland generally has quality, high speed and reliable wifi service, it is not always at a level expected in other countries. Even in properties where wifi is provided, wifi is NOT GUARANTEED. Many companies offer reasonable data plans that can easily be added for the duration of a trip. It is highly suggested that if internet service is an absolute must, consider having a data plan while traveling to Ireland.

Any exceptions to any of the above conditions/policies must be approved in writing in advance of reservation confirmation.

Any complaints should be notified to the onsite manager immediately to give them the opportunity to rectify matters.

Any dispute or difference of any kind whatsoever which arises or occurs between any of the parties hereto in relation to any thing or matter arising under, out of, or in connection with this Contract shall be referred to arbitration under the Arbitration Rules of the Chartered Institute of Arbitrators – Irish Branch. Alternatively a claim may be pursued through the Small Claims Court.

Booking a stay at any Property with Lahinch Property Management constitutes acceptance of this Agreement in its entirety. Lahinch Property Management reserves the right of final acceptance or refusal of all bookings.
