You will have total privacy! One large king bedroom, one large queen bedroom, large living room, dining room, kitchen, full bath, sitting area in the foyer, covered porch and fenced yard.
You are renting the entire first floor of the house, yard and porch. (There are for additional bedrooms upstairs for larger parties, please message me for more info!)

I am always available at 323 683 7311. The housekeeper, Margaret, is close by if there are any questions or concerns. Guests can self check-in and check out, and will have total privacy.

Frequently Asked Questions:
Can you walk to town? You could, but we usually don't because it's a mile each way, and Bathhouse Row itself requires a lot of walking (there's nice trails above the visitor center and hiking, lots of shops and things to see) so it turns out to be too much to walk there, especially with kids. It's easier to drive the one minute drive then park (free parking is always available) and enjoy walking around Bathhouse Row.

Frequently Asked Questions:
Can you walk to town? You can! It's a mile each way -- but since Bathhouse Row itself requires a lot of walking (there's also nice hiking trails you can access above the visitor center) we usually drive (takes about two minutes), then we park in the free lot and walk around Bathhouse Row to enjoy the shops and sights.

What kind of mattresses and bedding? The downstairs mattresses and both new foam. Cotton linens on all beds since I hate microfiber!

Is there a place to do laundry? Yes! The house has a washer and dryer off the downstairs King bedroom.

Towels? There are plenty of towels! You can wash and/or dry the towels in the laundry if you should need to. But please bring extras for Magic Springs or the lakes, etc.

Is there hiking nearby? Yes! Just across highway 7 (Park Avenue) less than a mile away, is the Gulpha Gorge RV Campground trail head. You can even walk over the ridge, past the an amazing overlook and end up down in Bathhouse Row!

Is there a place to swim? Yes! Lake Quachita is about a fifteen minute drive away. The water is warm! Blakely Dam is a great place for a dip, and Charlton Recreation Area is perfect for kids. It's about twenty minutes outside town. Plus there's Magic Springs Water Park, of course, which is a must for kids!

Do we need to take out the trash? Yes, please! Any trash that doesn't fit in the can on the road should be bagged in the BLACK, extra trash bags and set beside the can. Any trash left inside will necessitate an additional charge.

Is the kitchen really good for cooking? Yes! There are lots of pots, pans, utensils, plates, cups, flatware, glasses, range & oven, microwave and refrigerator. There's a regular coffee maker, toaster, etc. You can make anything from a quick grab-and-go meal, to a full family dinner. There are usually some spices and things for baking in the cupboards, and we leave the condiments in the fridge, since it seems silly to throw them all out. But plan to bring whatever you think you might need for the meals you want!

Is there parking? Yes. We generally park on the street in front of the house. (The driveway is narrow and has roots and tree branches.)

Do you have any games? Yes! In the hutch in the dining room. There’s lots and lots to do in Hot Springs and the local visitors guides and online websites provide much of that information. As far as indoor fun, the house has one TV, Netflix, and full WiFi.

Do you have a BBQ grill? Yes, the house has a small “charcoal” grill on the porch. Nothing fancy! But bring charcoal briquettes along if you want to grill.

Can we clean the house ourselves? Sorry, but we have the house professionally cleaned between each rental. That way we ensure it is sparkling clean and fresh for you. The fee goes directly to the cleaning company. We make no money on the cleaning.

What do we do with dishes and soiled linens? The towels may be left on the floor in the bathroom. The housekeeper will strip the beds. Dishes, silverware, etc. needs to be cleaned, dried and put back into the cabinets. But you can load the dishwasher and run it and she will empty that for you as a courtesy. The cleaning service charges extra if there are soiled dishes left in the sink/house (currently $25.00 if they have to do any dishes).

When will I get my security deposit back? Security deposit is handled through Airbnb. I never have access to that money! They credit it back to you the day after you vacate unless I make a claim about damage -- which I've never had to do!

How do we get keys/code? There's a lockbox on the screen door with a four-digit code, so all you have to do is press in the code and the key is inside.

When is check-in and check-out? Check-in is at 4:00 p.m. on the first night of your rental and check out is 11:00 a.m. BUT, if no one is renting immediately before or after you, we will be happy to arrange access for you earlier or later, as you might need -- when possible.

What if I need to get hold of someone about the house? Call or text me! We usually respond immediately to all texts or calls :)

How about dogs? No pets, sorry!

Altre cose da tenere a mente
The lockbox opens down toward you!

Please SLIDE the entire handle on the screen door to get in.

The driveway is fenced off because it is narrow and rocky and there is no access to the house from the back side.

Parking is in on the street in front of the house, and it's okay to block the gate since no one else will be there. There's a short walk to the front door.

There is an Alarm system.

This is my home, but we only live here part-time, so you have the whole house to yourself. I will never come by and bother you, but I am always available by text, email or over the phone. Don't hesitate to ask me anything.

Please see my guidebook for suggested restaurants and sightseeing.

New AC units keep the house cool in the summer, new gas heaters keep it warm in the winter. We have carbon monoxide detectors and smoke alarms in all rooms and hallways. It's a very open, welcoming vibe with lots of amazing old world touches.

Gulpha Gorge is just up the street, across Park Avenue. Amazing hiking trails! Great coffee shop, the Red Light Roastery, is an easy three block walk away.

Diverse neighborhood of older single family houses just north of Bathhouse Row, in the historic area of Hot Springs National Park, less than a mile from the Arlington Hotel, Bathhouse Row, coffee shops, stores. There are some older apartment complexes, and houses that need love, but this neighborhood is quickly changing and becoming a hub for Bathhouse Row. Cute coffee shop just three blocks away and NEW hiking/biking trails just a couple blocks from the front door. This house is also close to Gulpha Gorge hiking trails, Magic Springs Water Park, crystal mining, restaurants, go-karting, spas, bars. About an hour drive from Diamond Crater State Park. Easy street parking. This classic house is on a private fenced acre and a half of old oak trees, right in town.

I'm a writer and a mom, originally from North Carolina, who loves animals and traveling. I lived in Taiwan for three years (dance and performance art) and spent time New York, Seattle and Paris. I've backpacked through Bolivia and Peru, and I love to meet new people. I also love movies (went to USC film school). I have a teenager and a third grader, and now we are a big soccer family, so we travel to tournaments all over the world. Hot Springs is our new home away from home when we aren't living in LA.
